i finally was able to run my simulator on a VMWare Player 3.1 and it runs just fine.
however, when i'm going into setting->security->developer: i see that i didn't got an IP address (it's a "169.x.x.x" address)
my VM is configured as NAT so it should have got an IP address like DHCP .. the simulator controller does work and connected to this VM but still i don't have IP address for the simulated OS...
how to fix that ?

The 10.2 BlackBerry Simulator requires VMWare Player 5.0 or higher. Please upgrade your version of VMWare Player and try running the simulator again.

I have installed the latest VMWare Workstation now (v9) and still unable to get the IP address and the network is set as NAT.
here you can see in the attached picture that i have gotten an IP address for the controller but not for the developer mode:

That's normal behaviour. You'd connect to the IP address shown on the bottom of the simulator.

DDPB Installer is not supported by BlackBerry. Which development tool are you using? They are all able to deploy applications to the simulator.
